Koll Company Teams With Cox Business for On-site
Presence, Bringing Innovative Convenience to Tenants
What if all you had to do to order a new T-1 service was visit
your building's leasing office? What if your telecom provider
was on-site 24/7 to answer questions and help come up with new
solutions? Well, if you're a tenant at The Koll Company's Airport
Business Center, you have all those advantages and more through
an innovative Cox Business kiosk that's set for installation
at the business park in fall 2004.
Located on approximately 75 acres in Irvine east of John Wayne
Airport, The Koll Company's Airport Business Center (www.koll.com)
provides tenants a highly convenient, premier business location
in the heart of Orange County. Consisting of 68 office and light
industrial buildings totaling 1.2 million square feet, Airport
Business Center is located at the corner of Main Street and
MacArthur Boulevard.
Now, thanks to an innovative partnership with Cox Communications'
commercial division, Cox Business, the business park
offers special communications services to current and prospective
tenants.
According to Diane Scott, vice president of property management
for The Koll Company, the solid business relationship established
between Cox Business and The Koll Company was the key
to moving forward with an idea that made sense for everyone
involved - The Koll Company, Cox Business and current
and prospective new tenants within the Airport Business Center.
"When I joined Koll in 2003, Cox had already put the infrastructure
in to provide services to the center, but not everyone was using
them, including us," explains Scott. "The fear of
transition is an issue for people - and I was one of those people,"
she recalled. "We started using Cox phone services a year
ago - and I was definitely nervous about the transition. However,
the Cox group came in and did a phenomenal job. I was very pleased
with the transition and the entire process."
Because of the smooth transitions experienced by Scott and
The Koll Company tenants, the relationship was taken to the
next level.
"We're definitely seeing an increase in tenants changing
their services over to Cox," said Doug Melosh, a Cox Business
Services senior sales representative. "We have seen a phenomenal
increase in service orders. When customers realize they can
keep their existing phone numbers, they're more comfortable
switching."
Information kiosk installed at The Koll Company to
aid customers
Koll Company and Cox Business agreed on the innovative
concept of installing a Cox Business kiosk in the lobby
of Koll's Airport Business Center leasing office. The Cox kiosk
allows current and prospective tenants to learn about and order
products and services directly from Cox. According to Melosh,
"It's quick, convenient, intuitive, and it's like having
a Cox Business representative on-site 24/7."
The partnership between The Koll Company and Cox Business
is a natural. As Koll's Scott explained, "The Airport Business
Center has some 500 tenants, so it makes perfect sense for Cox
to tap into this market. We have incubator space for small businesses
and multi-tenant industrial-type clients who typically don't
have high-tech experience, but they need high-tech services."
We also have higher-level tenants, and the many Cox services
enable them to expand their business space," she concludes.
"The new kiosk will definitely be a great plus for our
marketing efforts."
Alan Airth, managing principal for The Koll Company, is excited
about the Cox Business kiosk as well. "We're extremely
pleased with the kiosk concept," said Airth. "People
can experience high-speed Internet at the kiosk, and learn about
the various services Cox provides. In this day and age, it is
important for people to have reliable high-speed Internet access
and Cox is the only provider that has fiber-optic cable in the
Airport Business Center area." Airth adds, "Cox is
providing us and our tenants with a great service."
Overseeing leasing of Airport Business Center and other properties
of The Koll Company, Airth feels that the kiosk will have a
very positive effect. "The kiosk offers tenants the opportunity
to learn about and order Internet capability quickly - in some
cases, the next day - and that is very attractive. Cox Communications
has been an outstanding partner in delivering the highest quality
service to our customers. Bottom line -- our partnership is
an important marketing tool for everyone involved. We believe
that this is a joint marketing effort that will benefit us all
on many levels."
In fact, Airth said the positive response to Cox's services
by tenants at Airport Business Center convinced The Koll Company
to include the company's high-tech services at Koll Center,
a business park of 27 for-sale buildings now under construction
in the Irvine Spectrum. Featuring small owner-occupied buildings
ranging in size from 3,079 to 7,260 square feet, Koll Center
is being developed on an 8.9-acre parcel at the corner of Irvine
Center Drive and Scientific Way, just southwest of the interchange
between the San Diego (405) and Santa Ana (5) freeways. With
the buildings targeted for completion in April 2005, 11 of the
buildings are already in escrow.
Cox customer accolades
Airport Business Center office tenant Sandi Aduna is office
manager and chief financial officer for MCE Communications.
The company services PBX, telephone and voicemail systems and
serves as a dealer for major telecommunications product manufacturers.
Aduna agreed with Airth on Cox's great customer service.
"We've been here for more than 13 years, and when we decided
to move to Cox for our telephone, Internet and cable needs,
we had primary rate interface (PRI) lines, "800" numbers
and T-1 lines with ISDN channels for data. Through it all, everything
went as smooth as silk," said Aduna. "Everything -
local lines, TV, cable - everything went in without a hitch."
"I couldn't be happier with the service," Aduna continued.
"I've had nightmares dealing with other providers, and
I have had absolutely none of that with Cox. It has been truly
wonderful dealing with all of their people."

Cox offers superior system architecture
Cox realized early on that offering customers the convenience
of bundling all of their telephone services (local and long
distance) from one provider would be a "value add."
Cox owns and maintains its own network, and has made a major
investment in fiber optics. Cox's high-capacity communications
services utilize thousands of miles of fiber optic cable, a
self-healing, fault-tolerant architecture and state-of-the-art
transmission equipment, in addition to a variety of transparent
LAN and next-generation ATM networking systems. Cox supports
and protects customers' communications lifelines with its Network
Operations Center, which monitors the network 24/7.
Additionally, because Cox owns and manages its own network
and equipment, equipment costs are lower for Cox than for other
network providers. That savings is passed down to customers,
ultimately providing the added benefit of cost savings.
